Steps to Getting a Texas Vet Loan or VA Home Loan
Step 1: Find Out How Much You Qualify For
Getting pre-qualified is very important, if you are seeking to buy a home or refinance an existing mortgage using a Texas Vet loan or a VA loan. For Veterans seeking to purchase a home with a Texas Vet loan or VA loan, we will be able to tell you how much you qualify for and issue a VA mortgage approval letter so you can shop for a home with confidence.
Step 2: Choose Which Home You Want to Buy and Negotiate a Contract
Now that you are pre-qualified, it is time to find a home. This is normally done with the assistance of a Real Estate Agent. Depending on the area in which you are buying, we may be able to connect you with a realtor we have worked with previously. VA loans and Texas Vet will finance 100% of the purchase price, plus the VA funding fee if applicable. You can negotiate for the seller to pay up to 4% of the sales price in closing costs, which may allow you to buy a home with little or no out-of-pocket expense.
Step 3: Send Us Your Documents
Once you have selected a home, and the seller has accepted your offer, you will need to send us a copy of the executed contract. At that point we will provide you with your initial loan documents based on the contract terms. An appraisal will be ordered through the VA on the property. We will also provide a list of any additional items needed for underwriting and final loan approval.
Step 4: Close On Your New Home!
When your loan is finalized by the VA underwriter, the final docs for closing will be prepared by us and sent to the title company. You and your spouse (if applicable), will sign all the final documents in person at the title company. When the signing is complete, the final signed and notarized documents are returned to us for funding. This is when you get the keys to your new home!
